Liam Doughtey requested a deferral of the application to address comments from the planning report. He explained that the current lot configuration was designed to maintain the natural seasonal water flow for the two parcels fronting Erie Street.
Liam Doughtey disagreed with the planning staff's recommendation to maintain the 30-meter lot frontage, arguing it would negatively impact the natural stormwater management (SWM). He proposed modifying the lot frontages to 20 meters and 40 meters but emphasized the importance of preserving the natural flow.
Regarding the parcels fronting Church Street, Planning Staff noted that roads would not allow access at that location, and the area is currently without water supply. Larger lot sizes are planned to accommodate future infrastructure. Once water lines are extended to Nanticoke, the current lot configuration will align with natural development progression.
Liam Doughtey expressed willingness to engage with roads departments to adjust plans as necessary, but also notes that his interoperation of the 30 meter frontage is created for the intention of not contaminating neighbors, not meant for uniform residential lot line.
A neighbor raised concerns about Lot 2, citing marshland, backfilling, and safety issues due to a blind hill and speeding vehicles with only 15 meters of frontage this is hazardous.
Kyle Mohaham expressed his intention to live on the property and run a small market farm in retirement. He acknowledged the helpfulness of the planning comments and agreed to defer the application to ensure the best outcome for future and existing owners.
Member Makey has concerns of the wetland characteristics and how developable it would be considering the amounts of wetland characteristics given.
